The work
The most exposed part of the house
A chimney stack stands proud of the roof on all four sides, so it takes rain, wind and frost from every direction. We repoint washed-out joints, cut out and re-form cracked flaunching around the pots, re-dress the lead flashing, and rebuild the stack where the brickwork has gone too far. A stack that is no longer used can be taken down below the roof line and capped, or reduced and capped with a vented cowl.
Water getting in through open joints and cracked flaunching works down inside the brickwork and shows up as damp in the bedroom or in the loft beside the stack. Putting the stack right stops that at the source, protects the ceilings and plaster below, and keeps a disused flue ventilated so it does not sweat.
We tell you honestly whether the stack needs repointing, a partial rebuild or taking down, rather than selling you the biggest job. Scaffold is priced in from the start, the roof is made good over any opening, and the site is left clean.

Pricing
What moves the price
Every roof is different, so the quote follows a look at yours rather than a figure over the phone. The roof, and the loft where the fault is a leak, both get checked before anything is priced.
The quote you get back is itemised: access, materials, labour and clearing the site. Where the job needs scaffold, that goes in the figure from the start, not added later. The points on the right are what make the biggest difference to where the price lands.
What we look at
- The height of the stack and how much of it needs work
- Repointing against a partial rebuild against a full rebuild
- Whether the flashing is being renewed at the same time
- Scaffold, which chimney work almost always needs
- Pots, cowls and any specials being replaced
