The work

Worth doing for what it reveals

Roof cleaning takes the moss, lichen and dirt off the covering and clears the drainage while we are up there. It is worth doing for what it reveals as much as for how it looks: with the moss off, cracked and slipped tiles, failed pointing and split valley linings all become visible, so problems get found while they are still small.

A clean roof drains as it should and lasts longer, and catching a small fault early is far cheaper than dealing with the leak it would have become. It also lifts the look of the whole house, which matters if you are thinking of selling.

We work with low pressure and hand scraping rather than a pressure washer, because high pressure strips the surface off concrete tiles and drives water up under the laps. A biocide afterwards slows the regrowth, we report anything we find on the covering, and sealing is offered only where the tile actually suits it.

    Look at the roof first

    Cleaning a roof that is already failing is money wasted, so the covering gets checked before anything is booked.

    Clean down

    Hand scraping and low pressure, working down the roof, with the gutters cleared as we go.

    Treat

    Biocide applied so the moss takes far longer to come back.

    Report

    Anything the clean exposed, cracked tiles, failed pointing, split valleys, put in writing with photographs.

Every roof is different, so the quote follows a look at yours rather than a figure over the phone. The roof, and the loft where the fault is a leak, both get checked before anything is priced.

Things people ask about roof cleaning and re-sealing

Will a pressure washer damage my roof?

On concrete tiles, yes. High pressure takes the surface coating off and drives water up under the laps into the roof space. Hand scraping with low pressure is slower but it does not do that damage.

How long before the moss comes back?

It depends on how shaded and damp the roof is. A biocide treatment slows it considerably, but a north facing roof under trees will always regrow faster than an open south facing one.

Is roof sealing worth it?

On some coverings it helps, on others it does nothing useful and can trap moisture. We will tell you which yours is, and we will not quote for it where it does not suit the tile.
